		<description>Very informative article indeed. I have got a comment to make though.  
 
I am a general builder myself, and have partnered up with investors in the past. I keep the books completely transparent so that the investors knows the exact cost of the refurbishment. As my company is not making any profits on the development itself we often take a share of the equity instead. Obviously a partnership like this works better for bigger developments where there is a significant cost involved in bringing the property up to scratch. (We focus primarily on luxury development, which is often trend based. As I work partly as a designer we take a lot of the decision making away from the investor which sutis most of them, taking the stress of the investment away from them.)
