The latest tweaks to the Real Estate Agents Act maintain the position that a real estate licensee does not need to hunt out ‘hidden’ issues. However, it does suggest that if they have insights and knowledge regarding possible ‘hidden’ risks, then a licensee does need to do more to satisfy themselves there is not a problem.
Looking the other way and feigning ignorance does not cut it! Just because you choose not to see or look, does not mean it is ‘hidden’
When people fail to join up the dots, the consequences for the people involved can be serious.
