13 Things to Bring With You When You Show a Property to a Prospect

Another is to go all-out when you show a property — make it clear that the place deserves someone who loves it as much as you do. That’s why these 13 things belong in your “showing kit.”

If You’re Superstitious, You Can Bring The Febreeze and The Candle.

There are lot of different ways to screen tenants, but one of the best (and least understood) ways to ‘screen’ is to attract the highest-quality prospects you can in the first place. There are a few solid techniques for doing so — setting a high bar on your prequalifications, for example. Another is to go all-out when you show a property — make it clear that the place deserves someone who loves it as much as you do. That’s why these 13 things belong in your “showing kit.”

  1. Air freshener, in the form of something Febreeze-like or a strongly-scented candle you can place as a centerpiece or other good-looking accent.
  2. Multipurpose cleaner, or at the minimum a spray bottle with a 4-to-1 mixture of water to vinegar. With a paper towel or a clean rag, spray over counters, banisters, or other dusty spots that are likely to be looked at carefully or touched.
  3. A loaf of sourdough bread, to pop into the oven and warm up to produce a pleasant, welcome smell in the kitchen.
  4. A microfiber cloth, to wipe off ceiling fans, dusty blinds, or other surfaces that need an instant dusting.
  5. A hand-held vacuum, to eliminate dead spiders, massive dust bunnies, or other potentially off-putting things they may find.
  6. A few 9v batteries, just in case the smoke, carbon monoxide, or other detectors are beeping when you arrive. Nothing screams ‘neglect’ like constant background chirping.
  7. A trash bag, just in case the last people who showed the place left something behind that you didn’t notice on your way out.
  8. A measuring tape, to help them determine if their existing furniture will fit in their new space.
  9. A can of WD-40 or other similar spray grease, to stop any squeaking doors (including the ones on the dishwasher/trash compactor/fridge if necessary!)
  10. A floor plan with room measurements, to help them plan out their new space.
  11. A copy of the lease agreement for them to review (but NOT for them to sign until after you’ve run them through a thorough background check!)
  12. The rental application, which they SHOULD sign on the spot so you can begin said background check.
  13. A business card, for them to take with them so they can easily contact you if they decide that your house is the place for them.

Now it should be obvious reading that list that you’re going to want to show up at the house at least fifteen minutes before they do — a half-hour is better if your schedule allows it. Get there, light the candle if you go that route, pop the bread in the oven and turn it up to 200 or so, replace any batteries that need replacing, and start looking for things to wipe down and/or vacuum up. As you go, take note of any squeaking doors you come across, and hit them with the WD-40 after you’ve wiped and vacuumed.

Get everything except the candle, measuring tape, and paperwork back into your car before they arrive if at all possible, and you’re ready to show!

The online service offers renters the opportunity to bid for rental properties. Landlords set the ‘reserve’ or rent level they hope will generate lots of prospective tenants interest and then the bidding war takes off.

New Zealand  will soon see the rise of a new auction site for renters.  Just in on stuff.co.nz Rentberry has confirmed they will be launching here and in Australia.  The online service offers renters the opportunity to bid for rental properties.   Landlords set the ‘reserve’ or rent level they hope will generate lots of prospective tenants interest and then the bidding war takes off.   Landlords get the final say on whom is the successful applicant and while they may review the highest bids first, they won’t be choosing the tenant just based on what they’re prepared to pay.

An Auckland property management company spokesperson said common-sense will prevail among Landlords.  Securing long term tenancies with tenants that have good credit histories and references will remain the top priority.  Prospective tenants information is available to the Landlord in the service so they can select the tenant without delay.

Rentberry will provide more transparency of the selection process with prospective tenants and Landlords learning what the true market value is for their property.  This is a positive move for investors especially those who are new to the rental market and Landlords whom self manage their rental properties and may currently be charging more or less rent.

There has been some healthy criticism of the service even in it’s infancy.  In America affordable housing advocates are angered by the service and tenant groups in Australia are wary that the service will push up prices.

Tenants Let Off With 4.8% Increase

Weekly rents rose just 4.8 percent in the twelve months to July 2016 according to Trade Me Rent Price Index. Tenants will be relieved Landlords are being realistic and not keen on hiking rents arbitrarily. Property sales have slowed and the average asking price has dropped significantly up ten percent since July 2015.

Property sales have slowed and the average asking price has dropped significantly up ten percent since July 2015.   Of particular interest is the slow down in property asking prices in Auckland where a typical property listed in June was just $3,750 less than the asking price in July.   According to this article Investors are buying most of the houses.

In Auckland City and on the North Shore investors have purchased 50 percent of the properties on the market.  A North Shore and Auckland City property management company spokesperson said investors are listing new properties with them.  In Auckland City it’s mostly apartments and there’s high demand for quality living quarters downtown.

“In July 2011 New  Zealand’s median weekly rent was $350 a week, that has risen by $90 a week over the past 5 years, while at the same time the increase in the average asking price of a typical New Zealand property has risen by $200,000 an increase of 51 per cent.”

Trade Me Rent Price Index

While there’s the odd sensational article on ‘greedy landlords’ hiking rents to unprecedented levels evidence proves otherwise and tenants are the winners.

In the regions there has been some catch up with rents rising by double digit percentages in Northland, Manawatu, and Marlborough.  However urban average rents have remained stagnant.
